　　　　昨日举行的 “2012中国地产新视角高峰论坛”上，任志强(微博)、刘晓光和黄怒波等地产大佬纷纷亮出观点，认为降价是今年房地产市场大势所趋，争论的焦点也仅限于降幅多少而已。其中，黄怒波最为悲观，认为房价降幅甚至将高达30％。
　　　　同时，近日瑞银大中华研讨会发布的数据显示，2011~2012年度，全国商品住宅的供应或超出需求20%~40%左右。根据瑞银的估算，只有当新增供应降低28%，市场才能重新回到平衡状态。
　　　　过量的新增供应，让今年的房价走势，可能在去年的基础上呈现下跌。瑞银预测，今年上半年，房价会继续下跌5%~20%，由于房地产市场的整体趋势不被看好，今年国内房地产股的估值也许会再创新低。
　　　　难止房价下跌之势
　　　　在坚持调控政策不动摇，新增供应仍处于高位的2012年，虽然开发商还不至于遭遇大面积洗牌，但房价下跌似乎已成为业内共识。
　　　　昨日，首创集团总裁刘晓光就在“2012中国地产新视角高峰论坛”上公开表示，今年的房价会有下浮的可能性，但并不会出现暴跌，跌幅应该在“百分之十几”。
　　　　刘晓光的观点得到了林达集团董事长李晓林 的赞同，他认为，如果今年GDP增幅达到7.5%，那么房价降幅将达到20%。阳光100置业集团常务副总裁范小冲认为，“今年房价会有下调，但是肯定不会是大幅下调，因为政策收紧的极限已经到来，现在开始慢慢回调。”范小冲同时表示，二、三线城市房价不会出现较大的滑坡，但总体而言，不排除个别现金流非常紧张的项目为了活命，房价出现“跳水”。
　　　　相比之下，中坤集团董事长黄怒波更悲观。他认为，尽管信贷调控措施可能会改变，但本轮楼市调控不会停止，因此房价降幅应该在30%。
　　　　另外，令人担忧的开发商资金链问题，在华远地产总裁任志强看来，并没到最糟糕的时候，2011年开发商的开发资金和到位资金的比例是1：1.78，仅比2009年略低。他认为，房地产没有媒体说得那么悲观，但在现有政策下，今年的开发商土地购置量仍将呈现下降趋势，并可能会持续较长时间。
　　　　新增供应超需求
　　　　上海易居房地产研究院此前发布的数据显示，截至去年12月底，包括北上广深等一线城市在内的十大典型城市平均销存比已经达到14.4，已经达到了两年内的新高，呈现迅速上升势头。而包括杭州、南京在内的典型二线城市新建商品住宅存销比快速上涨，由1月的6.0上升到12月的15.3。
　　　　在市场去库存严峻的情况下，超过常规需求的新增供应，显然会让未来的市场更加趋于悲观。根据预测，今年的新增商品住房供应将达到11.13亿平方米，比去年的10.3亿平方米更高，但市场需求量据预测仅为8.04亿平方米。
　　　　瑞银执行董事李智颖由此认为，远远超过需求的供应，对市场的影响，甚至超过了目前尚不明朗的政策，成为令房价下跌的最主要因素。
　　　　瑞银的上述供应量的预测，有来自各地统计数据可以印证。上海市统计局数据显示，1~11月商品住宅新开工面积2187.02万平方米，增长19.1%，但同期商品住宅销售面积仅为1211.7万平方米。
　　　　但中房信分析师薛建雄说，上述新开工的数据，包括了保障房。只是，排除掉保障房，以目前的销售量来看，新增供应确实比较大。
　　　　只是过量的新增供应存在种种不确定性。上海同策咨询顾问有限公司研究总监张宏伟说，市场成交的低迷，会令开发商放慢施工速度。而薛建雄则认为，当银根放松，或者楼市调控政策放松时，暂时大于目前销售的实际供应会被市场释放的巨大需求所吸纳，重新产生供不应求的现象。
　　　　瑞银的研究也指出，在2008年调控政策放松后，广州、深圳和北京均出现大幅月销量反弹的现象。其中广州的成交量反弹一度甚至同比超过145%。
　　　　信托“爆仓”可能性小
　　　　为了避免楼市调控带来的不利影响，开发商作出弃宅转商的调整。
　　　　瑞银统计显示，2011年写字楼的新开工量甚至较2010年同比增加了近50%，而零售类地产的新开工量同比增加超过了20%。
　　　　但李智颖说，她并不看好开发商的上述转型。因为内地的商业地产开发，大多用于销售，而非持有。在开发量增大的情况下，商业地产的销售竞争也会变得更加激烈，进而放慢销售速度。
　　　　事实上，瑞银统计的十多家内地房企中，侧重发展商业地产的SOHO中国和人和商业等的销售情况并不佳。截至去年9月底，SOHO中国的销售目标实现率仅为45%，而人和商业的销售目标实现率也只有62%。
　　　　在销售放慢的背景下，开发商的流动性有可能进一步趋紧。瑞银认为，如果2012年的销售同比下降30%，大部分公司都会遇到现金流压力。而由于土地出让收入的下滑，土地增值税的清算速度会加快。因此，瑞银并不看好内地房地产股今年的盈利，称整体估值将创新低。
　　　　不过，对开发商来说，今年也不全是坏消息。在答复关于今年上半年是否会出现大规模的信托“爆仓”时，李智颖说，至少在香港上市的房地产公司将很少遇到这类问题。截至去年3季度末，房地产业未偿信托贷款已同比减少6%，较二季度下跌46%。而在他们接触的房地产公司中，大多数选择以银行贷款来偿还到期信托贷款，而不是借新的信托借款。
　　　　另外，由于存款准备金率的下调，按揭贷款的发放期将由现在至少3~6个月缩减下来，而大多数公司的负债率也将会较去年有所改善。
